A Town of Mid-Life Driveways

Asphalt paving in Ingalls is mostly about driveways from one decade. Ingalls was platted in 1893 and named for railroad official Melville E. Ingalls, and for most of its history it stayed small. Then it grew from 1,168 residents in 2000 to 2,394 in 2010, an increase of 105 percent, as subdivisions filled in near I-69 and the Hamilton County line. The 2020 census counted 2,223. Most driveways in those subdivisions are now 15 to 25 years old.

The middle years

A driveway at this age is usually at a turning point. If it was built on a good base and has been sealed now and then, crack sealing and a sealcoat keep it going. If it was never sealed, the surface may be raveling and the cracks may be letting water into the base. If the builder's base was thin, you may already see sinking near the street or the garage. We check which of those you have before recommending anything.

Overlay or replace?

For driveways with a sound base and a worn top, a resurfacing overlay gives a new surface for less than replacement. For driveways with base failure in more than a few spots, replacement is better value, because an overlay will crack again over the bad areas.

Fall Creek through town

Fall Creek crosses Ingalls north of its center, flowing southwest toward Indianapolis. Lots near the creek and in low parts of the subdivisions can stay wet into spring. We build a thicker stone base where needed and grade driveways to drain.

Along US 36

U.S. Route 36 runs through the center of Ingalls as Broadway Street, and I-69 passes through a northwestern extension of the town. Older homes and businesses along Broadway have driveways and lots that predate the boom, and they more often need replacement or full-depth patching. If your project touches a state or US route connection, an INDOT driveway permit may be needed, and we check that first.

A typical Ingalls scope

For a 20-year-old subdivision driveway with cracks and a sinking area at the curb, the job often looks like this: saw-cut and remove the failed strip at the street, dig out wet soil, place and compact new stone, pave the strip with hot mix, clean and seal the cracks in the rest of the driveway, and sealcoat everything once the patch has cured. That keeps the driveway going for years without full replacement.

Snow and plows

Winters bring snow and plows. Steel plow blades and shovels can catch raised patch edges and broken asphalt. Patches set flush with the surface and edges that are supported hold up better.

Timing

Crack sealing works best in late summer and early fall, before the first freeze. Patching and paving need warm, dry ground, so most of that work runs from late spring through early fall.

Ask for it in writing

Ingalls Questions

Our 2005 driveway has never been sealed. Is it too late?

Usually not. If the base is sound, crack sealing and a sealcoat still help. If the surface is raveling badly or there are soft spots, an overlay or spot repairs may be needed first.

What causes sinking near the street?

Most often a thin base or water soaking in along the curb line. That section can be cut out, rebuilt and repaved without replacing the whole driveway.

Do you serve the older part of town along Broadway?

Yes. Older driveways and small business lots there often need full replacement or deep patching, and we quote both.

How long does a sealcoat last?

HomeGuide's range is 2 to 10 years depending on the product and weather. Most driveways here benefit from a fresh coat every few years.

Will a patch match the rest of the driveway?

New asphalt is darker at first. A sealcoat after the patch cures evens the color across the whole driveway.
