What Sealer Does and Does Not Do

Sealcoating applies a thin liquid coat over asphalt to protect the binder that holds the stone together. Sun and air slowly dry that binder out; the surface turns gray, gets rough and starts shedding small stones, and then water gets in. A sealer slows the drying and sheds water. It adds no strength and does not fix a weak base, so it belongs on pavement that is still in good structural shape.

Why it matters in central Indiana

Winters here bring frequent swings across freezing, and summers bring sun strong enough to soften asphalt on hot afternoons. A surface that has opened up lets water into the top layer before those freezes, and that is when raveling and small potholes start. Keeping the surface tight and the cracks filled limits how much water gets in.

How often

HomeGuide recommends waiting 3 to 6 months after paving before the first coat, then resealing every 2 to 10 years depending on the product and the weather. The color tells you more than the calendar: when the surface is gray and the aggregate is showing, it is time. Sealing every year builds up a film that can crack and peel.

The weather window

Sealer needs dry conditions and moderate temperatures to cure. HomeGuide gives a working range of 50 to 95 degrees, with walking possible after 1 to 3 hours and driving after 12 to 72 hours. Around Noblesville that usually means late spring through early fall, and we watch for afternoon thunderstorms in summer.

Preparation is most of the job

  • Blowing and sweeping the surface, including along edges where grass creeps in
  • Scraping and priming oil and fuel stains so sealer bonds
  • Filling cracks first so sealer does not just disappear into them
  • Cutting in by hand along garage slabs, walks and curbs
  • Blocking the driveway or lot section until it cures

Skipping prep is the main reason seal jobs peel within a year.

Sealer types

Most residential and commercial sealers are refined coal tar or asphalt emulsion. HomeGuide notes that coal tar resists fuel stains better but has been banned in many places over health and environmental concerns, while asphalt emulsions are considered the more environmentally friendly option. HOA neighborhoods

In subdivisions where many neighbors seal around the same time, a few households sometimes schedule together. Each driveway still gets its own prep and its own quote.

Residential versus commercial

Driveways are usually sealed by squeegee for a thick, even coat. Larger lots are often sprayed, with edges cut in by hand.

What This Covers

A seal job is cleaning, repair and coating, in that order.

Surface cleaning

Blowing, sweeping and edging so the coat bonds to asphalt, not dust.

Stain treatment

Oil and fuel spots scraped and primed.

Crack filling

Cracks filled before the coat so they are sealed, not just painted over.

Sealer application

Squeegee or spray application with hand-cut edges.

Sealcoating Questions

How often should I sealcoat in Indiana?

HomeGuide's range is every 2 to 10 years. In practice, reseal when the surface has gone gray and the stones are showing. Over-sealing leads to peeling.

How soon can a new driveway be sealed?

Wait at least 3 to 6 months after paving so the asphalt can cure. Sealing too early traps oils that need to escape.

How long do I stay off a sealed driveway?

Walking is usually fine after 1 to 3 hours. Cars should wait 12 to 72 hours depending on temperature, humidity and shade. We tell you when yours is ready.

Will sealcoating fill cracks?

No. Sealer is too thin. Cracks are cleaned and filled first, and then the whole surface is sealed.
