Lots That Carry More Than Cars
Parking lot paving is driveway paving at a larger scale and under heavier loads. A church lot sees a crowd twice a week; a strip-center lot gets garbage trucks and box trucks every day; an HOA clubhouse lot may sit lightly used until the pool opens. Each needs a pavement section matched to its traffic. Around Noblesville, where population growth has filled the SR 37 and SR 32 corridors with new businesses, plenty of lots built fifteen or twenty years ago are reaching the point where patching no longer keeps up.
Thickness and base
HomeGuide notes that commercial lots and heavy-wear areas generally call for 4 inches or more of asphalt, and the base under drive lanes and dumpster pads takes more load than the stalls do. We look at where trucks actually travel and turn and design those areas heavier, rather than paving the whole lot to one thin spec.
Mill and overlay versus reconstruction
When the base is sound but the surface is worn, milling off the top layer and paving a new one restores the lot without raising curb heights. Where the base has failed, usually in drive lanes, at entrances and around drains, those areas need full-depth reconstruction. Many lots need a mix: reconstruction in the worst spots and an overlay everywhere else.
Drainage on flat ground
Central Indiana is flat, and lots here often depend on gentle slopes toward inlets. When an inlet settles or the grade around it sags, water ponds and freezes. We check inlet castings and grades as part of a lot estimate and set new pavement to drain to them.
Keeping you open
We can pave in sections, at night or on weekends where practical, so customers and members always have a way in. A phasing plan comes with the quote.
After paving
New lots need striping, and the 2010 ADA Standards set how many accessible spaces a lot must have and how wide the spaces and aisles must be. We lay out the striping plan against those rules before paint goes down. Sealcoating follows once the asphalt has cured, typically after several months.
Planning a maintenance budget
Many owners find it easier to plan lot spending over several years: crack sealing each fall, sealcoating every few years, restriping after each seal, and reserving for an overlay around the 15 to 20 year mark that HomeAdvisor gives for repaving. We can lay out that schedule with your estimate.
What This Covers
Lot work is scoped area by area based on how each part is used.
New lots and expansions
Grading, stone base and asphalt sized for the traffic expected.
Mill and overlay
Removing the worn surface and paving a new one at the same height.
Full-depth reconstruction
Rebuilding failed entrances, drive lanes and dumpster areas from the subgrade up.
Drainage corrections
Adjusting grades and inlet castings so water leaves the lot.
Phased scheduling
Sections paved in sequence so the lot stays usable.

Parking Lot Paving Questions
How long does a parking lot last?
HomeAdvisor gives asphalt lots 20 to 30 years, with repaving every 15 to 20 years and sealcoating every few years. Lots with poor drainage or thin sections under truck routes fail sooner.
Can you pave while we stay open?
Usually. We split the lot into sections and pave them in order so part of it is always open. Restaurants and churches often prefer weekday nights or specific days, and we plan around that.
What is mill and overlay?
A milling machine grinds off the top inch or two of worn asphalt, and a new layer is paved in its place. The finished surface stays at the same height as curbs and drains, which a plain overlay would not.
Do you handle HOA common areas?
Yes. Clubhouse lots, pool parking and private lanes owned by an association are priced the same way as commercial lots, and we can provide the scope in a form the board can review.
