Stopping Damage Before It Spreads
Asphalt repair and crack sealing are the jobs that keep a driveway or lot from needing replacement early. A crack lets water into the base. In a central Indiana winter that water freezes and thaws over and over, prying the crack wider and softening the stone underneath, and by spring a crack has become a pothole. Sealing cracks and patching failed spots while they are small costs a fraction of what the larger repair does later.
Crack sealing
We clean cracks out with compressed air, and route wider ones to create a clean reservoir, then fill them with hot-pour rubberized sealant that stays flexible in cold weather. Hairline cracks are usually left for the sealcoat; cracks roughly a quarter inch and wider get sealant. Late summer and early fall are ideal, because the cracks are open and the surface is dry, and the work is done before the first hard freeze.
Patching
The lasting way to fix a failed area is to saw-cut around it, remove the broken asphalt, check and compact or replace the base, and place new hot mix flush with the surrounding pavement. HomeGuide lists saw-cut patching at $4 to $12 per square foot, compared with $2 to $5 for a simpler hot patch and $2 to $4 for cold patch. Cold patch is a temporary fix for winter emergencies, not a permanent repair.
Potholes and edges
Potholes are usually the end result of a crack that was never sealed or a drainage problem that was never fixed. Edges crumble when the asphalt is unsupported, often because the lawn side was never backfilled or water runs along it. We rebuild broken edges with base and asphalt and backfill them with soil so they are supported.
Finding the cause
If a patch is needed in the same spot every year, something is wrong underneath: a soft pocket of wet till, a downspout dumping onto the pavement, a settling utility trench. We look for the cause during the estimate and tell you if a repair will just be a short-term fix.
Utility cuts
When a utility or plumber trenches through a driveway, the trench backfill often settles. We cut back to solid pavement, compact the trench and patch it properly.
Infrared repairs
Infrared patching heats the existing asphalt so new material blends in without a seam. HomeGuide lists it at $2 to $6 per square foot. It works best on surface defects where the base is still sound.

Asphalt Repair & Crack Sealing Questions
When is the best time to seal cracks?
Late summer into fall, when cracks are open and the pavement is dry, and before the first hard freeze. Sealing in spring is better than waiting another year.
Is cold patch good enough?
As a winter stopgap, yes. It is not a permanent repair: it does not bond or compact like hot mix and tends to loosen. We replace it with a proper hot-mix patch in warm weather.
Why does my driveway keep cracking in the same place?
Repeated cracking in one spot usually means a soft or wet base, a settling trench, or water draining onto the pavement. Fixing the surface alone will not stop it; the cause needs to be fixed too.
Can you repair just part of a driveway?
Yes. Most repairs are sections. The new asphalt will be darker than the old at first; a sealcoat after it cures evens out the color.
